The City of Butler is pleased to provide the following information concerning the "spec building" that is available in the Butler Industrial Park.
SITE INFRASTRUCTURE DEVELOPMENT:
The City has completed the extension of a 10" water main and 8" sanitary sewer main that will serve the new industrial park. A 6" water service and a 6" sewer service have been extended from the street to the "spec building". The City has also extended its 12.47 kV electric distribution system into the industrial park and three-phase power to the "spec building". The City will provide water, sewer and electrical services for the building. A copy of the City utility rates are provided for your review. Natural gas service would be provided by ATMOS Energy to the building. A 32' wide paved street, an extension of Enterprise Road, has been constructed approximately 700' into the new park.
ZONING STATUS OF THE SITE:
The building site is currently zoned I-1, Light Industrial District which allows for warehousing, distribution and light manufacturing under this zoning district.
HIGHWAY ACCESS AND LARGE TRUCK ACCESSIBILITY:
Butler is located at the intersection of I-49 and Missouri Rt. 52. The building site is located adjacent to I-49 but access is gained from Missouri Rt. 52 and Business 49. An aerial view of the Industrial Park is included showing the "spec building" location.
INDUSTRIAL SPECULATIVE BUILDING:
The Butler industrial Development Authority constructed a 20,000 sq. ft. industrial "spec building". The building is 150'x133' with a nominal eave height of 28' and a clearance height of 24' 2-5/8". The building ia a Butler steel frame building with a Butler MR-24 standing seam roof.
The Building is located on 5.57 acres and is expandable to accommodate a company of virtually any size. The west wall of the building is expandable to accommodate future growth or other needs of a company. A specification sheet with additional building growth or other needs of a company. The building has never been occupied and has no floor, plumbing or electrical. Whoever occupies the building would be responsible for the installation of the floor and any other improvements inside the building. A parking lot would also need to be constructed for employee parking on the site.
The prospective tenant or buyer has to create a number of Low to Moderate Income level jobs for this area. This job creation requirement is tied to the Missouri Department of Economic Development funding that was used to construct the building in the year 2000.
ECONOMIC DEVELOPMENT INCENTIVES:
The prospective business may qualify for incentives offered by the City, County or the State of Missouri. Information regarding incentives is can be located under Economic Development Incentives on the City site.
The purchase price for this building and one lot is $295,000. The adjacent lots are also available for purchase or an option to purchase these would be acceptable.
